No doubt you’ve heard the old adage, “Measure twice, cut once.” We find this to be especially applicable when it comes to presenting your home to the market. Done correctly, you’ll find that the majority of our work will be finished by the time a prospective buyer tours your home. To learn more about our process, see below!

The Selling Process

    1. Strategic Marketing Consultation

    In about 90 minutes, we will cover your goals in detail and outline our step-by-step strategy for getting you the highest possible price for your house with the fewest days on market. We will cover the specifics you need to know for selling your property, review important market stats, complete a formal market analysis and the required legal paperwork.

    2. Proper Preparation

    Once we decide to work together, we’ll tour your property and discuss any projects that need to be taken care of. A home pre-inspection will be completed, by a licensed inspector, to make us aware of any unseen issues. We will discuss staging options and your property will be professionally cleaned for photos, video and 3D tours used to market your property.

    3. Property Presentation

    After we’ve strategically determined the price to list your property for and all marketing materials are complete, your house will be officially entered into the MLS and it will be syndicated to thousands of sites where prospective buyers will be automatically notified if your home meets their search criteria. The weekend we list we will advertise your home on our social media platforms and hold a property premier event.

    4. Review Offers & Negotiate

    One of the hallmarks that a home has been properly priced for the market is receiving multiple offers. I will share each offer with you, review the pros and cons of each and we will discuss the best course of action. Sometimes it will be an obvious yes or no; other times, it will be appropriate to counter-offer to get you the results you deserve.

    5. Due Diligence & Closing Day

    After you and the buyer agree to the terms of the sale, you’ll officially go under contract. During a set period of time, they’ll need to meet the conditions of the contract, such as inspections, appraisal, title work and financing. We communicate regularly with all parties involved to keep things moving ahead smoothly and to address any challenges which may occur. Once all contingencies have been met we will complete a final walk through of the property and you are ready for closing day!
