You might have heard that buying your dream home can be stressful. While every sale is full of moving parts, here at The Birches Group, we find that clarifying expectations together mitigates most of that worry and frustration. During our first meeting, we’ll review the buying process and answer your questions. If you’ll need financing, we’ll make sure you are in touch with a great lender. We’ll go over your specific needs and wants, the locations you’re interested in, and any deal-breakers you may have. From there, the fun begins!

The 10,000 foot view

We’ve found that the one of the most effective ways to keep things simple is to zoom out and look at the process as a whole. Below you’ll see we’ve identified and described the normal course of most transactions. Are there deviations? Sure. For the most part though, this is a map you can chart your progress against as we move forward.

8-Step Buying Process

  • 1. Get pre-approved.

    Pre-approval is a crucial step in the home buying process. We need to know your budget guidelines so we can determine a plan.

  • 2. Meet with us.

    We’ll discuss your goals, timeline, expectations, and go-forward plan to find your new home.

  • 3. Look at homes.

    I will set you up to receive updates on new listings and when you find a home you are interested in, I’ll contact the seller’s agent to schedule a showing.

  • 4. Submit offer.

    When you find a home you love, we’ll review market data, discuss the details of your offer, consult with your lender and send the offer to the seller’s agent and they’ll present it to their client.

  • 5. Negotiate terms.

    Depending on the seller’s response, we’ll either counteroffer, or accept the terms and you’ll sign a legally-binding contract.

  • 6. Fulfill contract requirements.

    Now you are under agreement and will have contingencies to meet to purchase the home such as a home inspection, an appraisal, and contacting a title company. We will support you through this process to ensure all contract requirements are met.

  • 7. Final walk-through.

    After all requirements have been met, we’ll get a clear-to-close notice from your lender, and schedule the closing. Before signing all of the paperwork, we will do a final tour of the property.

  • 8. Close on your new home!

    On Closing Day, we’ll meet with the title company’s closing agent. They’ll go through all of the required paperwork with you, and you’ll sign to officially become the property owner. HURRAY!
